Features
Everything Tendly does for your home.
36 things Tendly takes care of, in six groups. Most of it runs on its own once you add your address and a few bills or documents. Anywhere in the U.S.
Never miss upkeep
A maintenance plan built for your house, with reminders that arrive at the right time.
A plan from your address
Close to 50 tasks, fitted to what your home has (gas, a pool, pets, your climate), with the right filter sizes filled in.
Reminders that respect your time
A heads-up before things are due, in the app and by email, or one weekly digest instead.
Mark it done from the email
Mark done and Mark paid buttons right in the reminder, no sign-in needed.
Seasonal prep for where you live
Freeze, hurricane, wildfire and tornado season checklists, matched to your region and the forecast.
Calendar sync
Due dates, bills, renewals and deadlines in Google, Apple or Outlook Calendar.
Your first 90 days
For a new home: find the shutoffs, rekey the locks, test the detectors, check for a homestead exemption.
Snooze or skip
Push a task back a week, or mark it not needed yet, and the schedule adjusts.
Bills, explained
Every home bill in one place, read for you, with the reason it went up.
Photo or forward
Snap a bill or forward the email. Tendly reads the amount, due date and usage, and you confirm before it's saved.
Why a bill changed
Using more, a longer billing cycle or a higher price, in dollars, compared with the last bill and the same time last year.
Leak and spike alerts
A warning when water use jumps or a price climbs, with a simple meter test for leaks.
Utilities, HOA, property tax and insurance
Including bills your mortgage lender pays from escrow, kept apart from what you pay yourself.
Duplicates caught
The same bill forwarded twice, or scanned again, is spotted before it's counted twice.
What your home costs
Yearly totals across utilities, HOA, tax and insurance, and what moved most.
Electricity plan comparison
In Texas retail-choice areas, compare plans against your own usage, not the advertised rate.
Protect the house
Early warnings for what could damage your home, and what to do about it.
Weather alerts with steps for your house
National Weather Service watches and warnings for your address, with what to do for the home you have.
Your flood zone
Your FEMA flood zone, what it means, and whether to look at flood insurance.
Appliance recalls
Your appliances checked against U.S. safety recalls, with an alert if one matches.
Replacement outlook
When the water heater, HVAC and roof are likely to need replacing, so it's planned, not a surprise.
Emergency card
Every shutoff and contact on one page, printable for the fridge or the utility closet.
Warranty reminders
A heads-up before an appliance warranty runs out.
Safety first in the assistant
Gas smells, CO alarms, sparking or a burst pipe get clear safety steps right away.
Keep more of your money
Catch the costly things before they happen: insurance changes, tax deadlines, missed deductions.
Insurance renewal check
Tendly reads your policy, flags what changed from last year (like a higher hurricane deductible) and suggests questions to ask.
Property tax appeal deadlines
Your assessment notice read for you: the new value, the change from last year, and a reminder before the deadline to appeal.
Improvements for when you sell
Improvements tracked and totalled with their receipts, the start of your cost basis, printable for tax time.
Rebates when it's time to replace
A pointer to rebates for your ZIP code when an appliance nears replacement.
Contracts and intro prices
A reminder before an electricity contract or an internet intro price ends.
Every record in one place
The paperwork for your house, read for you and easy to find.
Appliances from a photo
Snap the data plate and the brand, model, serial and age fill in.
Closing papers read for you
Upload closing papers or an inspection report and your home's details fill in, each showing where it came from.
Invoices into service history
Scan or forward a contractor's invoice: who did what, when and for how much, with the receipt kept.
Paint colors
Every room's color, brand, code and sheen, for easy touch-ups.
Printable spec sheet
Your home's specs and appliances on one page for a contractor, appraiser or buyer.
Private files
Documents are private to the people in your home.
Ask your house
Answers from your own records, and the people you live with in the loop.
An assistant that knows your home
Which filter does the furnace take? When is the tax appeal due? Answers from your records, with links, and it says when it doesn't know.

More than one homePlus
